Jim’s role is to help you design a business plan to meet your goals and assist you with selection of the financing. Jim has 40 years of rental property experience. Starting in the early ‘80’s, Jim began forming partnerships. By 1986 he had formed 13 partnerships, each buying a specific property in Colorado, Wyoming, or Florida. The properties consisted of mobile home parks and self-storage facilities. These partnerships were comprised of about 100 different individuals who contributed a total of about $2,800,000 and purchased $12,000,000 of property. Subsequently, these properties were sold for $20,800,000.

Since 2007, Jim has formed an additional fourteen partnerships. Four of these partnerships purchased self-storage facilities totaling more than 2,100 spaces. As more profitable opportunities became available, all of the self-storage properties were sold and, utilizing 1031 exchanges, the partnerships reinvested in cash-flowing senior housing properties.

The other partnerships invested in group homes, triple-net leased buildings occupied by major U.S. corporations, an office building, industrial land, and development land in Tabernash, north of Winter Park, Colorado. Over the last four years, these properties have been sold and, again utilizing 1031 exchanges, reinvested into senior living properties across four states. The remaining eleven partnerships now own 45 senior housing buildings and other types of group homes.

Approximately 350 partners contributed $22.5 million, with those investments now valued at approximately $85.5 million.

Vern Harris is a seasoned entrepreneur and real estate investor with over 35 years of business experience. A Certified Senior Housing Investment Professional (CSHIP) and Certified Business Intermediary (CBI), Vern has completed more than 80 assisted living transactions totaling over $130 million. He founded the Denver Association of Assisted Living Residences, the Colorado Chapter of the RAL National Association, which now includes over 1100 members.

Vanessa is a Colorado real estate investor and licensed real estate agent with over 18 years of experience investing in and managing rental properties. She has held her Colorado real estate license since 2019 and has acquired and managed a diverse portfolio including single-family homes, condos, small multifamily properties, and commercial real estate.

As a real estate agent with A Better Way Realty, Vanessa works with both residential buyers and real estate investors, helping clients identify properties that align with their goals and investment strategies. Her experience as an investor gives her a practical, hands-on perspective when helping clients evaluate properties, understand the numbers, and make informed real estate decisions.
